No we are private independent landlords who are registered with the NSA. Our properties are vetted and inspected by the University. Having to meet certain criteria before they are added to the university accommodation list.

Yes. We are members of the National Regional Landlord Association (NRLA), who are the largest membership organisation for private residential landlords providing support and expertise to help landlords in the provision of safe, legal and secure homes.

Yes, you are currently able to view the property by prior appointment. All viewings will be accompanied by the landlord.

Yes, we would prefer it if you reserve a house with your friends.

No, we do not allow sharing of rooms in any of our houses.

You will be required to fill out a reservation form pertaining to the property you and your friends have chosen. Each student will be required to pay a Holding Deposit of £100. So for example, if four of you are reserving one of our four bedroom houses then a total of £400.00 is to be paid. In the event that you decide you no longer wish to proceed with the tenancy this deposit may not be refundable.

The Holding Deposit is payable as part of our process to reserve a room. Once the Fee is paid, no one else can book that room, provided that you sign and return your documentation within the required timescales. Failure to do this may result in your chosen room being released for re-sale.

A tenancy agreement is a contract between you and your landlord. It lets you live in a property as long as you pay rent and follow the rules. It also sets out the legal terms and conditions of the tenancy. Your contract is a legally binding document and you should make sure that you read the terms, understand them and are willing to comply with them throughout your stay. Ask for help from someone more experienced if there is anything you are not sure about or contact us with any queries.

Yes. A guarantor is a person who is willing to pay your rent, if you are unable to do so. A guarantor must be a UK resident, over the age of 25 and financially independent. They can be a family member, other relative that they meet the above qualifying criteria.

Tenancy Agreements are drawn up after you have paid your holding deposit. You will also be sent a Guarantor form, information on Data Protection and a guidance letter. Once you have signed and returned the agreement we will sign it and return you a signed copy.

You will be required to return the tenancy no later than 21 days after the tenancy is issued. We cannot guarantee you a room in your chosen property If the tenancy agreement is not returned by the due date.

The Security Deposit is paid when your tenancy starts. The Security Deposit is security against any damage to the accommodation, unpaid rent or other charges. The Security Deposit is secured in our chosen government recognised scheme; Deposit Protection Service (DPS), until the end of your period of stay with us. The amount paid is returned to you via Deposit Protection Service (DPS) at the end of the tenancy subject to any outstanding rent or damage or other charges.

The security deposit is £150.00

At the end of your stay with us, you will be invited to organise a check out inspection of your house/room which will be carried out by one or both of the landlords. This is your opportunity to discuss any damages or charges on your account and agree to any charges if applicable. If you are unable to attend a check out then the inspection will be conducted in your absence.

In the event that subsequent charges cannot be agreed. DPS will offer an arbitration service.

No, we do not charge an administration fee.

You can move into your room on the day your Tenancy Agreement starts. You will need to contact the office at least 14 days in advance to book an appointment and a representative of Arthouzz will meet you outside your chosen accommodation. Before any of your belongings are moved into the property you will need to sign an inventory.

An Inventory is a written itemized list of the contents, fixtures and fittings within the house and the condition that they are in. You will be required to sign an Inventory for both your Individual room and also an Inventory for all communal spaces within the house.

Your rent is due at the start of each term. The dates for rent payments can be found in your Tenancy Agreement. For those students who receive student loans we are aware that you might have to pay your rent after the due date as student loans quite often arrive later than the start of term. Please let us know if your student loan is delayed for any reason.  The preferred payment for rent is via a bank transfer. You will be provided with a unique code to use as your banking reference. This code will tell us who you are and which house you are living in.   

Yes. You can bring your friends and family with you. 

Most of our properties are located within parking zones. If your friends or family are bringing you by car then you will need to contact Parking at Hartlepool Council on 01429 523331 at least 48hrs prior to you moving in to let them know that you are being dropped off at your accommodation. You will need to provide them with the make, model and the registration number of the vehicle you will be in.

Yes. Details of which are outlined in the Tenancy Agreement.

Yes. If you are living in the property for the next Academic year we can make arrangements to draw up a summer tenancy.

You must notify us immediately if your student status changes or you leave University. You will still be liable for the rent until you or we find a replacement tenant for your accommodation. We shall assist you in this once our other accommodation is taken. Please refer to our cancellation Policy.

Unfortunately, we can only accept full-time students. An indicator we use is whether the course you are studying makes you exempt from paying Council Tax. We strongly recommend that you check your position with your University before you make a booking with us, as you may find yourself liable to Council Tax payments if your course does not qualify you.

If you are a full time student on a qualifying course, then you are likely to be council tax exempt for the length of stay with us.

We do not provide Insurance for any of your personal belongings you move into the house. You may be covered on your parents Insurance policy so this may be something you can check. If you wish to insure your belongings Insurance can be obtained from Endsleigh Insurance Services who is the only official and approved insurer of National Union of Students.

No. Over the holidays, you will have complete access to your room.

Pets of any description are not permitted within any of our properties.

You are not allowed to smoke in any Arthouzz properties, including your individual bedrooms.

Room inspections are a way to ensure that all of our residents live in a comfortable and clean environment. 24hrs notice will be given prior to an inspection.
